Free Mortgage Calculator Online

A free mortgage calculator takes home price, down payment (amount or percentage), annual interest rate, and loan tenure in years, then shows monthly principal-and-interest payment, total interest over the loan, and total amount paid. An optional property tax and insurance section estimates full monthly housing cost. A pie chart breaks down principal vs interest — no signup, runs in your browser.

Plan a home purchase in seconds. Enter home price, down payment as a dollar amount or percentage, interest rate, and loan term in years. Get monthly P&I, total interest, total repayment, and an inline SVG pie chart of principal vs interest. Optionally add annual property tax and home insurance for a fuller monthly payment estimate. Uses the standard amortizing mortgage formula — free, no signup, nothing uploaded.

Down payment

Enter home price, down payment, interest rate, and loan tenure to see your monthly mortgage payment, total interest, and principal vs interest breakdown.

Runs 100% in your browser. Your data never leaves your device.

Loan amount = home price − down payment. Monthly P&I uses the standard amortizing formula M = P × r × (1+r)^n ÷ ((1+r)^n − 1) with r = annual rate ÷ 12. Total interest = (M × n) − P. Optional tax and insurance are divided by 12 and added to the monthly total. The pie chart is inline SVG — no chart libraries and no backend.

When Would You Use This?

First-time buyers comparing listings enter the asking price, a 20% down payment, and today's rate to see whether the monthly P&I fits their budget before talking to a lender.

Refinancers plug in their remaining balance as home price with zero down (or current equity as down payment) and a shorter term to compare total interest saved against their existing loan.

Anyone budgeting the full housing payment toggles property tax and insurance to see P&I plus escrows — useful next to the Loan EMI Calculator when you already know the loan math but need the homeowner view.

Frequently Asked Questions

Is this mortgage calculator free to use?
Yes, completely free. No signup, no login, no payment ever.
Do I need to create an account?
No account needed. Enter your numbers and see results immediately.
Is my data safe?
Everything runs in your browser. Home prices and loan details are never uploaded to our servers.
What formula does this mortgage calculator use?
Monthly principal and interest use the standard amortizing loan formula: M = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the loan amount, r is the monthly interest rate, and n is the number of months.
Can I enter down payment as a percentage?
Yes. Switch to Percentage mode and enter e.g. 20 for a 20% down payment. The tool converts it to a dollar amount from the home price.
Does this include property tax and insurance?
Optionally. Click Add property tax & insurance and enter annual amounts. They are divided by 12 and shown alongside P&I as a fuller monthly housing estimate.
How is this different from the Loan EMI Calculator?
The mortgage calculator starts from home price and down payment (typical home-buying inputs) and includes optional tax and insurance. The Loan EMI Calculator starts from loan amount and supports diminishing vs flat interest methods with a full amortization table.
Does this work offline?
Yes. Once the page has loaded, all mortgage math works fully offline.
